Services
Built for local owners and small investors who want a responsive manager, not a call center.
Pricing from local comparables, photos, listings on the major rental sites, and showings scheduled around your residents.
Credit, income, rental history and background checks, applied the same way to every applicant under Fair Housing rules.
A Missouri lease prepared by a licensed brokerage and signed electronically by residents and owner.
Residents pay through an online portal with reminders. Late fees and notices follow the lease every time.
Requests are logged with photos, owners are notified, and vetted local trades do the work within your approval limit.
Monthly statements, disbursements at the same time every month, year-end summaries for your tax preparer, and books you can audit.
Pricing
Many managers charge half a month's rent or more to place a tenant. We charge a flat $200.
Of rent collected, depending on the property's location, type and number of units. Charged only when rent is collected.
Flat, each time we lease a vacant unit. Marketing, showings, screening and lease signing included.
Intake, scheduling the trade, owner updates and follow-up until the work is closed.
Fee calculator
Move the rent slider. The comparison assumes a manager charging a monthly percentage plus half a month's rent to place a tenant, a common structure in Columbia.
You keep more in year one with KPM.
Estimate for one lease-up in year one. Repairs and maintenance requests not included.
How it works
We price the property against local comparables, visit it, and review any current lease and deposit.
A plain management agreement, signed electronically. You set your repair approval limit.
Residents move to online rent, deposits are recorded by unit, and your books are opened.
Your first statement and disbursement arrive the month after the first rent is collected, then at the same time every month.
Service standards
These standards are written into every owner agreement.

Local knowledge
Rental demand in Columbia and Jefferson City runs on the university, the hospitals and state government. We price and lease around those calendars.
East Campus and the streets around Mizzou lease on an August cycle. We start marketing a full year ahead, so next year's leases are signed long before the current ones end.
A single-family home can house a resident for one year or for a lifetime. We screen every applicant carefully and look after good residents, so turnover stays as low as possible.
The state capital's renters are largely government and healthcare workers on steady schedules. We manage there with the same statements, standards and fees as Columbia.
We coordinate city rental inspections where required and follow Missouri landlord-tenant law (Chapters 441 and 535) on notices and deposits.

Owner questions
Your statement and disbursement are sent at the same time every month, on the date set in your management agreement.
Yes. We review the existing lease and deposit, move the resident to online rent, and there is no placement fee for a tenant already in place.
For leases we sign, KPM holds the deposit in a separate trust account. For existing leases, the deposit can stay with you; we record it either way so move-out is handled correctly.
You set an approval limit in the agreement. Repairs under it are handled and reported. Anything over it waits for your OK, except true emergencies that protect the property or the resident.
We use a team of vetted local contractors and handymen we work with regularly, so jobs get scheduled quickly. Every repair appears as its own line on your monthly statement, and anything over your approval limit waits for your OK.
There is no setup fee and no termination fee. The agreement lists the notice period and your management rate.
